It is, unfortunately, FAR too easy to become a real estate agent. These transactions are far too important to you to just sign on the dotted line. It is my strong advice ANYTIME you sign your name to something, that you read it...word for word, page for page. This will be extremely frustrating to your agent...not because he's trying to hide something in there, but because he has been taught that these "form" type contracts are self explanatory...so few things to fill in...everything's standard...etc. Baloney. Every line in the contract is subject to interpretation, and must be examined carefully.
The contracts also change all the time, sometimes without being scrutinized carefully. Examine these contracts carefully, get a competent agent who can explain what you need to know, and point you in the right direction to get the information you need.
There are many pages and many of them interlink with each other in the current set of documents. Your duties and responsibilities as buyers and sellers are carefully outlined, and you simply must take the time to go over all the contracts. Ask your agent about anything that seems odd or that you don't understand.
