Insurance, specifically homeowner's insurance or fire insurance, is NOT as easy to obtain as walking into your local office these days. With fire, floods, riots, earthquakes, mudslides, etc, some California insurance companies have stopped issuing new policies. You can often "transfer" your current policy if you are moving from another home, so if you have one, don't just call up and cancel it! If you don't, get started on this little project early. All you have to do is determine who will be the carrier, and turn that information over to your escrow officer.
The first year's premium is usually paid through escrow, unless there are "impounds", where the taxes and insurance are paid monthly with the mortgage payment, then less may be held out.
