HOW DO I FINANCE THIS REMODEL?

There are many options to financing your remodel. If you have equity in the property, you can refinance and take cash out, sometimes with little documentation. CONSTRUCTION MANAGEMENT VS. GENERAL CONTRACTOR

Using a licensed professional general contractor is certainly the best way to go for most people. You have one place to go with problems and concerns, and you are protected in your overall cost if you are cautious in making sure your contract covers everything, which can be tricky at times to do. Spend a little more to save alot possibly, and use an owner's representative, along with a licensed contractor, and you will have someone on your side to watch over the costs, and we offer that service. You can also use an owner's rep just at the outset, to overview your document set, to be sure the contractor is in fact bidding on everything you need (avoid costly change orders where possible) and help to guarantee your overall budget. In a few instances, if you are qualified and have the contacts, (which really very few homeowners can do!) you can save a lot of money by hiring the subcontractors yourself or by working with an agent (a construction manager). You must be prepared to fully dive into the project and commit your personal time. 7% management fee as opposed to 20% or more in overhead and profit to a general contractor!
