Please remember, the lenders are our PARTNERS... we need to use the utmost courtesy - even in the face of great aggravation at times - when working with them... if you have a problem that needs resolution, call Jim Ventura, I will get into it with them... not you! Brand new loan officers should specifically AVOID using Aurora until you have a few transactions under your belt! Contact me if you need to do a HELOC (stand alone only) with Citibank... their requirements are very specific, and I will walk you through the first couple!

Appraisers

You can use any licensed appraiser that you (and your borrowers, if they are paying for it!) are comfortable with as long as it meets the needs of the lender involved, so check to see if the appraiser is "approved" before ordering! These are the ones we like and can recommend. Each of these will have their own forms to fill out to get an appraisal started, in addition, several of them are linked on the Encompasse Epass system. Contact the appraisers for more information. Remember, you as the agent are responsible for payment to the appraisers! It is our advice that you make sure you have a deal before you get them started, that is, underwriting approval, or DO / LP (with accurate information!), and then even still you are better off getting your borrowers to pay for them up front...kind of locks them into your deal (then reimburse afterwards if no points, no fees - all checks made out to the appraiser, NOT Pacific Southland!)
